Bengaluru: Demolition of tilted apartment wing begins, 49 flats to be rebuilt

SNN Raj Corp. on Friday began the controlled demolition of a 49-flat apartment wing at its SNN Raj Etternia residential project near Kudlu Gate in Bengaluru. The wing had developed a tilt, prompting the developer to seek permission from the Greater Bengaluru Authority (GBA), which granted approval after verifying necessary clearances.

A GBA official said the authority had sought no-objection certificates from multiple departments, including fire and emergency services and the pollution control board. The developer also submitted an action plan to ensure the safety of nearby buildings during demolition. "They have submitted all required permits; thus, the permission was accorded," the officer said.

The company stated that the decision to demolish and reconstruct the affected homes was voluntary. Fresh soil investigations revealed that a critical borehole reading in the original report had been interchanged, leading to an incorrect assessment of soil conditions. A GBA town planning source confirmed that the external agency responsible for the soil investigation had discrepancies.

The demolition is being carried out using specialised controlled dismantling techniques, including diamond cutting, and is expected to take six months. The work will be phased to minimise vibration and dust, protecting neighbouring occupied buildings and residents.

For reconstruction, the developer has completed fresh soil investigations across the affected area and plans to conduct multiple independent soil assessments. The rebuilt structures will undergo third-party verification before completion.

The South City Corporation has instructed the builder to follow prescribed procedures, including proper management of demolition waste. Failure to comply could attract action.
