
Mumbai Luxury Home Sales Hit Record Rs 18,512 Crore in H1 2026
Mumbai's luxury housing market saw record sales of Rs 18,512 crore in H1 2026, with 957 units sold, though growth is likely to moderate.
Mumbai's luxury housing market has set a new benchmark, recording its highest-ever half-yearly sales of Rs 18,512 crore in the first half of 2026. The figure, covering homes priced at Rs 10 crore and above, spans both primary and secondary markets, according to a joint analysis by India Sotheby's International Realty and CRE Matrix.
In volume terms, 957 luxury homes were sold during the period, a 26 percent increase from the same period last year and a 71 percent jump compared to H1 2023. Over the past 12 months, nearly 1,700 such homes have been sold, marking the highest annual volume ever recorded in this segment.
Demand was particularly strong in the Rs 20-40 crore bracket, where sales more than doubled from 66 units in H1 2023 to 156 units in H1 2026. The ultra-luxury segment, priced above Rs 40 crore, also saw 41 transactions during the period.
Despite the robust performance, the report cautions that the current sales velocity may not be sustained. The exceptionally high base set in H1 2026, combined with a more cautious economic and equity market outlook, is likely to moderate growth in the coming quarters.
Among micro-markets, Worli emerged as the strongest performer, with transaction value rising 79 percent year-on-year to Rs 4,493 crore. Unit sales in the area increased nearly 4.5 times to 159 homes, supported by new luxury launches since 2023. Lower Parel also showed promise, with transaction value climbing 79 percent to Rs 1,113 crore.
The 2,000-4,000 sq ft category remained the most preferred among buyers, accounting for 58 percent of primary market sales. The top 10 luxury localities contributed 80 percent of Mumbai's primary luxury housing sales value in H1 2026.
Sudershan Sharma, Executive Director at India Sotheby's International Realty, noted that the first half of 2026 signals Mumbai's luxury housing market as one of India's most resilient, positioning the financial capital for continued, cautious, end-user driven growth.
